With over 300 days of sunshine per year, Mallorca allows enjoying outdoor spaces practically year-round. Current buyers, especially those working from home or seeking a second residence, prioritize properties where they can extend their lifestyle outdoors.
A well-designed terrace or garden can add between 15-25% to the value of a comparable property without these spaces. In some premium areas, this percentage is even higher. It's not just about having outdoor square meters, but how they're designed, oriented, and equipped.
Terraces have evolved from simple balconies to true home extensions. Buyers look for terraces with enough space for different zones: outdoor dining, lounge area, and if possible, kitchen or barbecue area.
Buyers especially value terraces with views: to the sea, mountains, green areas, or even quiet streets with character. An unobstructed view can add value to a property depending on location.
Mallorca's sun is wonderful but intense. Terraces without shade are practically unusable between June and September during midday hours. Privacy solutions include mature natural hedges (cypresses, laurels), wood or composite panels, walls or fences with attractive design, lattices with climbing plants, and land levels creating natural privacy.
Modern buyers seek equipped outdoor spaces. They especially value outdoor or quality BBQ kitchens, strategically located water outlets, ambient lighting (not just functional), exterior outlets for various uses, integrated outdoor sound systems, and heaters or fireplaces to extend winter use.
A well-equipped outdoor kitchen (€5,000-15,000) not only adds proportional value but converts the terrace into a livable space multiplying property use.
Increasingly, buyers, especially Nordic and Central European, value sustainable features: rainwater collection systems, automated drip irrigation, low-consumption native plants, solar LED lighting, permeable floors avoiding waterlogging, and organic garden waste composting.
These features not only add initial value but significantly reduce operating costs. A well-designed Mediterranean garden can consume 70% less water than a traditional garden with extensive lawn.
Outdoor spaces have stopped being secondary to become determining factors in purchase decisions in Mallorca. Buyers don't just seek square meters, they seek lifestyle. A well-designed terrace with views, privacy, and adequate equipment can be more valuable than an additional interior room.
